Buying properties in an ever changing market requires an experienced realtor to guide you through the myriad procedures that most people are not even aware of (too many to list here).
In a seller’s market, there are 2 rules to start off with: 1. Stay within your budget; 2. Put your best offer down on your first try. These two rules are neccessary to avoid being outbid by other competitive offers (and if you follow these 2 rules and still get outbid, you’ll feel better about yourself instead of blaming yourself that you could have done better the first time around).
This is not to say that you should throw caution out the window; experienced realtors shouid protect your interest with knowing the location, market, building conditions, and any other features that could affect the property’s value down the road.
In a buyer’s market, there is more time to conduct more inspections about the property and more leeway to negotiate; an experienced realtor will do all aspects of these as well as negotiate the best price for you.
